You pop the bonnet on your BMW after noticing a burning smell, or you spot oily residue creeping down the side of the engine while it's parked outside your place in Chartwell or in for a WOF on Anglesea Street. If your BMW runs an N20, N52, or N54 engine, a valve cover oil leak is one of the most common issues we see — common enough that most long-term BMW owners in Hamilton will run into it eventually.
It's rarely an emergency in the first few weeks, but left alone it goes from a minor seep to a genuine fire risk, since oil dripping onto a hot exhaust manifold is exactly the kind of thing that causes a burning smell — or worse.
What's usually behind it
Degraded valve cover gasket: the gasket that seals the valve cover to the cylinder head is rubber, and on N20, N52, and N54 engines it hardens and shrinks with heat cycling over time. This is by far the most common cause, typically showing up somewhere between 80,000-120,000km.
Cracked or warped valve cover: on some N20 and N52 engines the valve cover itself is plastic composite, and it can crack or warp with age and heat — no gasket replacement will fix a leak if the cover itself has failed.
Degraded spark plug tube seals: the individual seals around each spark plug tube can perish and weep oil down into the spark plug wells, which shows up as a misfire or rough running alongside any visible leak.
Oil filter housing gasket: sits close to the valve cover and is a common companion leak point — often replaced at the same time as the valve cover gasket since both are usually due for attention around the same mileage.
Is it serious?
It escalates the longer it's ignored. A slow valve cover leak on its own isn't an emergency, but oil that drips or pools on a hot exhaust manifold — which sits right underneath on these engines — can smoke, smell like burning, and in rare cases become a fire risk. It's also easy for a slow leak to become a bigger one, and low oil level from an unnoticed leak is hard on the engine long-term.
